Buyer's Information

What is my Job as Your Buyer's Agent?

 

 

In today’s market, over 85% of all buyers use their own agent.  Less than 15% of buyers call the agent with the sign in the yard.

 

As your buyer's agent, my job is to represent you in the transaction and negotiate on your behalf.  In the event that you decide on one of my listings, I will be an intermediary and work fairly and honestly for both parties.

 

My job as your agent is to find the property that best suits your needs in the price range you choose and in the time frame you need. Many buyers must sell their home first, so timing is critical. Once you find the right property, I will then do a Market Analysis of that area or neighborhood in effort to help you arrive at the best price.

 

Once an offer is made, I will negotiate with the listing agent until we can arrive at terms, price, and conditions that everyone can agree on.  Price is not the only negotiable factor in a contract.  For example: what type of loan, closing date, option period, items that convey with the property, or contingencies.

When the offer is accepted, there are many additional steps that must be taken before you can move into your new home.

 

FSBO

A buyer's agent is needed in any transaction, whether it is being sold by an agent or directly by owner.  In a property that is listed with an agent, the commission is paid for by the seller and most FSBO (for sale by owner) will work with real estate agents and pay a reduced commission.  In a FSBO transaction, real estate agents play an important role in that they provide the contract, and ensure that the seller has filled out a seller's disclosure.  Most lenders will not accept a contract unless it is written by an attorney or on a promulgated real estate contract.

 

 

A buyers agent not only helps their client acquire property and negotiate price, they also make sure the seller complies with the provisions of the contract.

 

A good buyer's agent will ensure that the transaction goes smoothly.
